Welcome to Park Meadows Homes

When you purchased a home here, you became a member of the Condominium Association. This entitles you to all the privileges available to members, but also requires that you share the responsibility of ensuring our community continues to be a nice place to live by following the rules and regulations. The previous owner should have supplied you with a copy of the Declaration of Condominium By-laws and Articles of Incorporation for Park Meadows.

Fees, Fines, and Assessments

  • Maintenance Fee: Monthly fees are payable by the 1st of each month. Late fees apply if postmarked after the 10th.
  • Fines: Issued for parking violations, pet rule violations, damage to common areas, etc.
  • Assessments: Special assessments may occasionally be necessary for specific projects.

Common Areas

The Association is responsible for the exterior maintenance of all common and limited areas, including grass, trees, sidewalks, and pavement. However, doors, windows, and patio doors are the responsibility of the individual homeowner.

Parking Rules

  • Each owner is permitted two parking spaces: one in the garage and one outside.
  • Visitor parking is available with permits for short-term stays.
  • Fire lanes must remain clear. Violations may result in fines or towing.
  • No commercial vehicles over 18 feet may park overnight.

Sump Pumps

If your unit has a sump pump, check it periodically, especially during winter. If you experience issues, unplug the pump and contact the site manager immediately. Fines of up to $500 may apply if the sump pump is improperly managed.

Trash and Recycling

  • Brown dumpsters are for trash; green dumpsters are for recycling.
  • Do not overfill dumpsters or place items outside them. Violators will be fined.
  • Special pick-up for large items can be arranged by calling John's Disposal at 414-888-4701.

Electronic/Hazardous Waste Recycling

As of September 1, 2010, household electronic devices, including computers, TVs, and cell phones, must be recycled. Contact an approved collector for disposal, or visit the Wisconsin DNR website for more information.

Seasonal Maintenance

Spring

  • Spring Clean-Up: Stay off reseeded or newly sodded areas.
  • Pool Opening: The pool opens by Memorial Day, weather permitting.

Summer

  • Lawn and Grounds: Expect lawn mowing and tree trimming throughout summer.

Fall

  • Outside Faucets: Shut off water to outside faucets to prevent freeze-ups.

Winter

  • Snow Removal: Snow removal starts after 2 inches of accumulation. Please remove items from your steps or door slabs to aid in clearing snow.

Pet Rules

  • A maximum of two pets (cats or dogs) is allowed per household.
  • Pets must be leashed (no longer than 10 feet) when in common areas.
  • Pet waste must be cleaned up immediately. Failure to do so may result in fines.

Swimming Pool Rules

  • Pool hours are 9:00 AM to 9:00 PM.
  • Children under 14 must be accompanied by an adult resident.
  • No glass or food allowed in the pool area. Food is permitted only in the bathhouse portico.

Fireworks

Only sparklers, snakes, and smoke devices are allowed within the property. Any other fireworks are prohibited and must be reported to the police.

Fire Pit Rules

  • Portable fire pits must be placed on noncombustible surfaces and located at least 25 feet from any structure.
  • Only clean, dry wood may be burned. No yard waste or refuse.

Grilling Rules

  • Grills must be at least 10 feet away from any structure when in use.
  • Electric grills are permitted.

Planting Rules

  • Residents wishing to plant trees, shrubs, or bushes must submit a written request to the Board of Directors for approval.
  • Flowering plants may be placed in decorative containers on patios and slabs.

Tennis/Basketball Court Rules

  • The courts are open from 9:00 AM to 9:00 PM during the season.
  • Only soft-soled athletic shoes are allowed on the court.

Rental Rules

  • Units may only be rented if the rental cap has not been met (10% of units).
  • Owners are responsible for renter behavior and must ensure that renters comply with all HOA rules.
